Sylvan Hills is one of the oldest neighborhoods in Atlanta and is located southwest of Downtown off of Langford Parkway and I-75/85. Most of the homes on the west side of Sylvan Hills are the clustered bungalows and cottages that were common before WWII. The homes on the east side are more representative of the 1950’s and 1960’s ranch style homes sitting on larger lots of land. These homes often have much potential for renovations including add-ons and basement build-outs. Sylvan Hills is just south and west of Perkerson Park, a beautiful 49-acre park with a playground, ball fields, basketball courts and lovely pavilion. This is another neighborhood that will greatly benefit from the proposed Atlanta Beltline making it a fantastic investment opportunity. While most homes in Sylvan Hills are priced under $100,000 and many are selling for less than $50,000, beatifully renovated bungalows and newer infill construction easily get up into the high $100’s.
